For kitchen & bath remodels, we walk our clients through our signature design process, developing the over-all look & feel then detailing & documenting everything needed for your contractor. Once the initial layout & concept are complete, you receive a contractor bidding packet to initiate preliminary estimates from local contractors. This allows you to receive a rough initial cost estimate & decide who you want to work with. It also allows us time to do a cost check and value engineer as needed to meet your budget without re-doing time consuming documentation.
Materials & labor costs shift depending on the market, and vary between contractors. Hiring someone early in the design process allows for a smooth transition between design & construction. Upon request, we’re happy to join you during contractor interviews.
Our typical kitchen & bath design services typically start around $6,000 and vary depending on scope. Construction costs will be estimated by your contractor, but some rough averages are: If plumbing and appliance locations are unchanged you'll see anywhere from $60-100k+. For a complete layout change involving relocation of plumbing and/or appliances it will run $100k+. Note: these are rough estimates based on past projects; current market pricing varies & only your contractor will be able to give you accurate pricing based on your specific project requirements.
Our concierge furnishings package includes full-service design from concept to installation. The process begins with conceptual development based on your style preferences & project needs. We discuss your expectations for level of quality, lifestyle considerations, and budget in addition to aesthetics. Then we source all the products needed to complete your space. Scale drawings, material samples, and renderings are provided prior to moving on to the purchasing phase.
Our concierge service provides complete project management, including order tracking, receiving & inspection of items at our warehouse, and secure storage until your installation day. For our retail package, we select items from retailers that you will then be able to purchase directly on your own. This option is best for those who are furnishing low-traffic spaces like a guest room, and who have time & availability to project manage the ordering & installation process on their own.
For either package, design fees typically start around $5,000 per room, not including furnishings. You'll receive a custom quote based on your specific project after our in-home estimate appointment. If you have multiple rooms, we highly recommend that we do them all at once both for continuity & cost savings. We do not source one-off pieces unless you are a current client already under contract; it's simply not cost-effective for you. Please see our FAQ section for additional information.
For home remodels & new construction, we offer a complete specification package. This is for you if you're currently working with a contractor or architect and don't require design services such as floor plans or cabinetry details. We work with you to develop an over-all look & feel, then specify all the products needed to complete the design. In addition to a Mood Board illustrating the look & feel, you'll also receive a complete Specifications Document outlining:
If needed, we'll also markup drawings from your architect or provide drawing details to ensure installation per the design concept.
To best serve your project, we have a $3,000 minimum for this service. A custom quote will be provided based on your specific project needs.
Step 1: Project Inquiry Call
We’ll meet for a quick initial call over Zoom to discuss your project goals & answer any initial questions you may have. At the end of the call, if it’s a mutual fit we’ll schedule a time to meet at your home to gather the information needed for a formal proposal for services.
Step 2: Proposal & Payment
Upon approval of the proposal & payment of the initial design deposit, we’ll set your project start date. Depending on our current availability, we’re often able to commence services a week or so after initial signature & payment. Occasionally there is a short wait; we'll let you know on our initial call what our current availability is.
Step 3: Schematic Design
We gather all the information needed to design your project including site measurements, aesthetics, budget, lifestyle needs, etc. The goal of this phase is to outline the look & feel for the project as well as create an initial budget outline. For furnishings projects, we'll work with you to create your budget based on the information we've gathered. You'll review layout options, color scheme, and approve the overall design direction. For construction projects, you'll receive your contractor bidding packet and we'll pause design work while you obtain contractor estimates. Contractor waitlists can be up to 6-12 months depending on time of year & demand, so this also allows you to secure a spot on your preferred list, if applicable.
Step 4: Design Development
Upon approval of the initial budget, we select the specific materials & products for your project. For kitchen & bath projects, cabinetry is drawn in detail. You will see detailed design drawings, 3D renderings, physical material samples and paint colors to to choose from. The goal of this phase is to flesh out the design details, obtain formal pricing from the cabinet shop (for kitchen & bath projects) and specify fabrics, finishes, etc. for furnishings. Updated kitchen & bath drawings are provided to you for contractor to review & update their pricing, while furniture budgets are refined by Kathryn Benson Interiors.
Step 5: Documentation
Upon receipt of the shop drawings from the cabinet shop, we'll make any needed adjustments with you & return the markups (or approval) back to the shop. Paperwork for furniture orders is finalized & approved - we'll review all the order details with you prior to submittal. Any final construction documents required for remodel projects are finalized, approved, and sent to the appropriate contractors.
Step 6: Construction & Design Implementation
Demo & construction begin on remodel projects. Furniture orders are placed & monitored. Furnishings shipped to our warehouse are inspected upon arrival & any damage or shipping errors are resolved promptly. For remodels, we stay in contact with you & your contractor to resolve any questions or issues that may arise, such as surprises during demo, products going out of stock, etc. Installation of all furnishings happens once all pieces have arrived at the warehouse. We will book this date in advance with you as it will take up to a full day for large installations.
